The Design/Build Process and how it works.

The Gravley Enterprises Design/Build Process was created to assist the homeowner and builder to develop a scope of work and a mutually agreeable budget in an expeditious fashion. Our Design/Build Process typically proceeds as follows.

The initial phone conversation:

A potential client with a new home or remodeling need contacts Gravley Enterprises. At this time a member of our staff will attempt to determine some of the broad parameters of the desired project as well as any other pertinent information. Rather than attempt to define any specific scope, of utmost importance at this time is to understand the needs of the client and determine the best way for Gravley Enterprises to assist.

The first meeting:

Based upon information gathered during the phone interview, a complimentary meeting will be set up, most often at the client's residence. This of course assumes that during the phone interview a mutual belief exists that Gravley Enterprises could be of some assistance. The purpose of this first meeting is to allow Gravley Enterprises and the client to further discuss the project in question and its anticipated budget, while allowing us to note the existing site conditions. Should we feel it to be appropriate, a designer (also complimentary) will attend this meeting to assist in the creative process. In most instances, at the conclusion of this meeting, we should have sufficient information to develop a "Design Contract" which will be presented at the second meeting.

The second meeting:

The Design Contract is a comprehensive set of written specifications detailing the proposed project scope of work, including approximate dimensions, materials to be used, and level of finish. In addition, the Design Contract will specify a specific pricing range within which the proposed project, as detailed, could be constructed. The goal of the Design Contract is to encompass the basic building blocks of the project. How these blocks fit together will be determined during the upcoming Design Phase of the project. Should this Design Contract and corresponding budget range be deemed acceptable to the client, a retainer is paid to Gravley Enterprises to begin the Design Phase.

The Design Phase:

The objective of the Design Phase is for the client and Gravley Enterprises to bring together the basic building blocks of the project into a finalized set of plans that meet both the aesthetic and budgetary goals described in the Design Contract. It is during this phase that specific material selections are made, sub-contractor input and comments are incorporated, and construction details are finalized. Throughout this phase the client is kept informed as to the status of the budget with regard to the previously established pricing range. At the conclusion of the Design Phase, the client is presented with a Construction Contract that includes specifications as well as a detailed budget summary and proposed payment schedule.

The Construction Phase:

Upon execution of the Construction Contract by all parties the project is officially transferred from design to production. A pre-construction meeting is arranged at which time the Gravley Enterprises supervisor assigned full time to the project and the client meet to discuss the project. At this time, issues such as specific client needs, neighborhood concerns, and major project details are discussed and a full set of final plans are issued to the client and permits are issued. Once construction begins, the Gravley Enterprises supervisor will monitor and/or be present each workday through the completion of the final punch list.
